If you've spent even one afternoon outside in Memphis lately, you already know the answer most people are thinking.
Absolutely.
When the temperature is pushing into the 90s, the humidity feels like a wet blanket, and your car is approximately the same temperature as the surface of the sun, a backyard pool starts looking less like a luxury and more like a necessity.
Every summer, I hear the same thing from buyers:
"We weren't really looking for a pool... until this heat hit."
So let's talk about whether a pool is actually worth it in Memphis and what buyers and sellers should know before diving in.
Let's be honest. Memphis summers are hot.
Not "sit on the patio all afternoon" hot.
More like "find some water immediately" hot.
That's one reason homes with pools tend to get a lot of attention this time of year. Buyers walk into a backyard with a sparkling pool and instantly start imagining family cookouts, birthday parties, lazy weekends, and cooling off after work.
A pool creates a lifestyle.
And lifestyle is what often sells homes.
One of the biggest benefits homeowners mention is how much they actually use their pool.
Instead of spending money on vacations every weekend, many families find themselves spending more time at home.
Friends come over.
Kids invite their friends.
Family gatherings happen more often.
The backyard becomes another living space.
Some of my clients have told me their pool completely changed how they use their home during the summer months.
This is one of the most common questions I get.
The answer is: usually, but not always.
A well-maintained pool can absolutely make a property more attractive to buyers, especially in neighborhoods where pools are common.
However, homeowners should understand that pools rarely return 100% of what they cost to install.
A pool may cost significantly more to build than the amount it adds to resale value.
That doesn't mean it's a bad investment. It simply means the return is often measured in enjoyment as much as dollars.
When buyers see a pool, they generally fall into one of two categories.
Category one:
"We have to have a pool."
Category two:
"We absolutely do not want a pool."
There is very little middle ground.
The good news is that in Memphis, there is usually a strong pool-loving buyer segment because of our climate.
Many families specifically search for homes with pools, especially in areas like Germantown, Collierville, Lakeland, Bartlett, and Arlington.
Let's address the elephant in the backyard.
Pools require maintenance.
There are chemicals, cleaning, equipment, occasional repairs, and utility costs to consider.
The good news is that modern pool systems are much easier to manage than they were years ago.
Many homeowners hire professional pool services, while others handle maintenance themselves with relatively little time investment.
Like owning a home itself, there are responsibilities that come with the enjoyment.
Not necessarily.
In fact, during the summer months, pools often become one of the biggest attractions of a property.
What matters most is condition.
A beautiful, well-maintained pool is an asset.
A neglected pool can become a concern.
If you're preparing to sell a home with a pool, making sure the water is crystal clear, the equipment is functioning properly, and the surrounding area is inviting can make a huge difference in buyer perception.
Instead of asking whether a pool is worth it financially, I often encourage people to ask a different question:
Will we use it?
If your family enjoys being outdoors, entertaining, swimming, relaxing, and creating memories at home, the answer is often yes.
If you picture yourself spending every summer weekend by the water instead of searching for somewhere to cool off, a pool can provide tremendous value beyond what shows up on a spreadsheet.
Living in Memphis, we have a long pool season.
From late spring through early fall, pools are often the most popular feature of a backyard.
Do they add value?
Usually.
Do they help attract certain buyers?
Absolutely.
Will they pay for themselves dollar for dollar?
Probably not.
But if you ask many Memphis homeowners sitting poolside on a 95-degree July afternoon, they'll tell you the same thing:
Some investments aren't just about resale value. They're about enjoying where you live.
And when Memphis feels like an outdoor sauna, there's no better place to be than floating in your own backyard pool.
